Rent review clauses are a key provision of a lease. They enable a landlord to increase the rent periodically to reflect changing market conditions. Normally a lease will provide a series of "rent review dates" throughout the duration of the lease at which the rent review should take place. However, what happens if a landlord acquires a property and realises the last rent review date was a few years ago, or if the landlord has simply forgotten to exercise the option?

Calum MacPherson, who currently has a UK-wide role as director of capital projects for Robertson Group, will take up his post in August. A native of Inverness he graduated in law at Aberdeen University and worked in a tax practice in the city, focused primarily on clients in the oil and gas sector.

In September last year as part of its measures to address the cost-of-living crisis, the Scottish Government introduced a temporary moratorium prohibiting the eviction of residential tenants. The initial moratorium was to last until 31 March 2023, but the Scottish Government has proposed extending it to 30 September this year and has the power to extend it again to last until 31 March 2024. Contrary to what many believe, it is not a complete prohibition against evictions.
