The first property in Marriott International's new midscale extended-stay brand StudioRes has opened in Fort Myers, Fla., the company announced Monday. The new-build property, which opened nearly two years to the day from Marriott's initial announcement that it would enter the midscale extended-stay tier, has 124 studio-style rooms, each with a kitchen, stovetop and refrigerator, according to Marriott.

Hyatt Hotels Corp. has created a new upscale collection brand called Unscripted by Hyatt, designed to bring independent properties and small portfolios into Hyatt's distribution platform and the World of Hyatt loyalty program, the hotel company said Friday. More than 40 hotels throughout the world are "in active discussions to join the brand," according to Hyatt, which did not cite any confirmed members in its announcement.

The April U.S occupancy rate fell nearly 2 percent year over year, according to hotel analytics firm STR, while average daily rate increased and revenue per available room declined slightly. U.S. occupancy in April declined 1.9 percent year over year to 63.9 percent, the second straight month of such a decline after five consecutive months of increase, according to STR. The U.S. ADR in April was $161.28, up 1.8 percent year over year, while RevPAR declined 0.1 percent to $103.11.

CBRE Hotels Research on Thursday softened its full-year 2025 projections for U.S. hotel occupancy, average daily rate and revenue per available room, largely due to a weaker macroeconomic forecast, the company announced. CBRE still expects "increased group and business travel" in 2025 from prior-year levels but now projects the U.S. gross domestic product will increase 1.4 percent year over year, compared with the 2.4 percent growth projection it used in its prior forecast in February.
