Hi all, I have numerous leads where the homeowners declared chapter 7 bankruptcy 5-10 years ago. Since then, they have severed all ties with the homes. And only recently has the foreclosure proceedings begun. The lender is not looking to collect any debt from them as that has all been relieved. The lender is simply looking to repossess the property through the foreclosure process. Are the homeowners at all affected if the home forecloses at this point?  Will their credit be affected?

Quote from @Joe Derobertis: Hey all,I’m assuming someone can answer this pretty quickly but is PassivePockets not included with BP Pro?  I didn’t see any way to login with my BP account like I could for example with Stessa so I’m assuming no, bit figured I’d ask. Thanks! No. It looks to be a separate login and payment, which is really disappointing. Pretty expensive also. They had a discount code in the email newsletter, but I don't see the value add yet.

Hello BP Community, New investor here looking to start his real estate career. I have read through a lot of the BP forums but I haven't been able to find questions like the ones i want to ask. I have lived within the Middlesex county of Massachusetts all my live. I have loved all the areas I have lived in and have always wanted to buy an investment property in the area.  However, as I am sure you all know, my area is very competitive with real estate.

When You Think the Deal’s Done… Think AgainIn our business, you're often taught to underwrite the borrower, the asset, and the exit. What’s less discussed is the legal risk after you buy the loan—especially when you inherit someone else’s paperwork. We purchased a first-position loan that had been refinanced. Everything checked out: clean title, updated documents, recorded properly. The borrower later sold the property in 2023, and we expected a smooth exit. Then came the curveball.
