    This is a very common event here in the Denver metro area.  When I go to a closing, I always review both settlement statements, and not surprised to see "transaction fees". But they sure vary!   I have seen some as low as $250 and as high as $1,000. Being a solo broker/owner, I have never charged a transaction fee.  I feel that is part of my compensation I receive at closing.   I did charge my agent a small fee to finalize her file.

    One of my sellers called one day and said they had a flyer on their door stating they wanted to buy their home. OK, I felt my neck hairs raising!    I asked him to take a copy of it and send it to me.  It seemed to be an investor, so I called this person.   He hadn't realized (or chose not to know) the home was listed, and didn't want to involve real estate agents. PLUS he couldn't guarantee that was the price he ended up offering. OF COURSE NOT....

    Do you know in Denver late May and early June miller moths migrate from Eastern Colorado to the Denver metro area.  I know they are just gross to me, but they are important to our ecosystem.  They pollinate and give birds some food.  The experts say they don't hurt anything, so best not to kill them. I know my kitties LIVE for miller season.   If one gets into my house, they are done for.  Those kitties will jump, run and play until they dies.

    It is fun to see community garage sales, even though I cannot remember the last time I attended someone else's garage sale!Many of our communities in the burbs hold at least one annual community garage sale, and sure to bring in the masses of those garage sales!They put banner signs outside the community a week in advance to warn everyone when they will be held.  I know our community held a community garage sale about a month ago. Does your community hold one?

    This past Holiday weekend was a busy showing weekend at this listing!   Two of the couples were interested in this property, but one wrote the offer.  These first-time buyers are excited to move into their first home.
