The inspection is a critical part of a purchase transaction. I ALWAYS recommend having an inspection, even if the Seller says AS IS! This is a small insurance policy, as you may find some issues with big-ticket items. I have had many buyers ask "What is important in this inspection"? EVERYTHING! Replacing a new roof, a new sewer line (or even major repairs), replacing an electrical system or electrical panel, a furnace or structural damage could cost thousands.

The stats are out for the month of May, and the numbers reflect a slight increase in sales from April. There was a significant increase in inventory from last month which is very typical this time of year. This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have increased, and for the last 7 days there were 2,965 and homes returning to market have been around 300-320 per week.

Denver has had a lot of severe weather over the last 2-3 weeks with an abnormal amount of rain and some areas of town has had hail. The first thing you want to do is start cleaning up --- BUT WAIT! First, before you start cleaning up, video or record what damage you have and are dealing with. This will help your insurance company move forward.

Knowing that the trek from Denver to Des Moines and on the last day were going to be tough with 10 hours in the car minimum! On top of that, with temps above 95, you should stop every couple of hours to cool the car off. (and good to get out and walk around/stretch)There must have been tournaments on Sunday, as there were LOTS of 10-year-old (or so) boys in the hotel, and they were running up and down the halls until 12:30 am.
