    As a new agent,  this was certainly not a strength of mine.  After a bit of "seasoning",  I have created systems where myself and seller clients can get on the same page,  typically at our first appointment, unless your situation is more complicated. We review:1. Comparable sales  2. Your current property condition and abilities to improve, when needed3. Your net walk away dollars.

    Let me get this out there-- some home warranty companies--  many of them, I would never do business with. They live to deny your claim(s). They are a waste of money. American's Preferred Home Warranty (APHW)  avoids this stigma,   with great service, and you can use your own contractor, which is very rare. Many of my sellers, especially with older AC, heat, plumbing and electrical,  include this as a bonus for their would-be buyer.

    Licensed real estate agents are not permitted to discuss specific commissions in public forums. It is that simple. We can't talk about normals or standards, or what used to be or what is.  It is that simple. You can discuss specific commissions in your office meeting. Or when asking a listing agent about compensation. Or what your personal policy on commission is when prompted by a would-be seller.  But not on Facebook. Or on Active Rain. Or at a Realtor event with agents from other companies.
