There is a phenomenon in business and in society known as the pendulum effect. The period or time of each swing is not 100% predictable, but eventually the pendulum slows and stops and then reverses course. The problem is that the pendulum has a bad habit of overcorrecting. Question: Is it true that interest rates are going down? Last Friday, Freddie Mac reported the lowest interest rate for a 30-year fixed mortgage since February 2024. The rate of 6.73% is down five basis points from the previous week, which is a big deal. Financial analysts expect the Federal Reserve will cut rates and they will drop even further this fall. We’re just happy to see rates that don’t have a seven in front of them.

I wish sellers would ask this question as often as buyers. This is an especially important question in today’s market as we continue to see things shift, adjust and correct after the COVID-19 buying frenzy. I feel like a broken record talking about the COVID market, but the reality is it did inflate prices and create an appreciation rate that simply was not sustainable.

The good news is it’s definitely not too late. The busiest months of the year for real estate in our mid/downvalley markets are July and August, so this is still a prime opportunity if you find yourself in a position where you need to sell. It usually takes a broker anywhere from one to two weeks to provide quality marketing materials in order to make the best first impression. It’s still a seller’s market simply because of supply and demand.
