A landlord has been fined more than £43,000 for renting unsafe and rodent-infested flats - but blamed tenants for the disrepair. Hasan Kazi, 76, of Laisteridge Lane, Bradford, admitted nine charges relating to two houses on Easby Road in the city, including failing to comply with HMO regulations, failure to comply with an emergency prohibition order, and failing to comply with an improvement notice.

Sefton Council has threatened to get tough on private landlords if they don’t help tenants keep their rubbish under control. The authority is warning landlords to make proper arrangements for their tenants to store refuse until bin collection day, and says those landlords or tenants who don’t dispose of rubbish correctly face a £400 penalty notice or unlimited fine.

Growing numbers of landlords are moving into commercial property amid fears that the residential market is too challenging. An NRLA poll found that 40% have either bought or are thinking of buying commercial property and of these, more than a third - at 35% - said it was likely to become more important in their portfolio. A recent report from Winkworth revealed that investors have started buying up shops and offices in London rather than houses to turn a profit.

Landlords are less likely to win their appeal against an improvement notice following an Upper Tribunal ruling. Manaquel Company Ltd had been told by Lambeth Council in October 2021 to address a number of category 1 and 2 hazards in flats at Dorchester Court in Herne Hill, which it started to do. The landlord managed to get the notice quashed by a First Tier Property Tribunal in November 2023 and then applied for £145,000 costs, which was rejected in May 2024.

The Renters’ Rights Bill won’t impact private landlords’ profits or slow rising rents, according to tenant referencing company FCC Paragon. The proposed law means landlords would not be able to implement mid-tenancy rent increases that go beyond the accepted market rate. While some fear any such clauses will negatively impact their ability to turn a profit, the company believes the Bill will do little to hamper the cost of rents that continue to rise.
