I have an offer pending on a retail condo in chicago with about a 10-12 cap rate. Its in a good area of the city (lincoln park/lakeview) with decent traffic. I'm not understanding pricing here. I know people are concerned that property taxes will rise slightly, population growth etc.. but is that the sole reason for the high cap rate? There are very few, if any, other big cities with such cap rates.

As the 2024-25 WHL trade deadline approached, I advocated rather strenuously for the Silvertips to push all their chips into the pot and go all-out for the franchise’s long-awaited first league championship. Everett had the league’s best record by some margin, but a big-time offensive game breaker would have rounded out the roster nicely.

It’s draft week in the WHL. The Penticton expansion draft and the first round of the prospects draft took place today, while the rest of the prospects draft and the U.S. priority draft happen tomorrow. There’s more drafting happening than on a NASCAR racetrack. The draft with the most immediate impact for Everett, however, is the expansion draft, as it meant losing a player. The Tips ended up making a trade with Penticton in lieu of having a player selected.

A Birmingham towing company employee was “agitated” from an confrontation with one driver when he fired multiple gunshots and killed another, according to a recent federal court filing. Progressive Insurance shouldn’t have to defend or cover the shooter, Robert Lee Witherington Jr., the company now argues. Nor should it have to cover his employer, Parking Enforcement Systems, or the businessman who owns the lot where the shooting took place, it says.

What kind of player are the Everett Silvertips about to lose? On Wednesday the WHL conducts its first expansion draft since 2007, as the incoming Penticton Vees stock their roster for their inaugural 2025-26 season. The Vees will select one player from each of the 22 existing WHL teams, so the Tips (barring trade) will have to bid farewell to one organization member. But who?
