Brokers say lenders must urgently review the amount they pay in product transfer (PT) procuration fees as it increasingly does not cover the work involved — with customers paying the price for this cost cutting. The mortgage market has undergone huge changes in recent years, with PTs making up £240bn of lending in 2023, £221bn in 2024 and an estimated £240bn in 2025, according to the Intermediary Mortgage Lenders Association — far outstripping remortgages.

Mortgage experts say the uptake of longer-term home loans is still being held back by a lack of consumer demand, restricted product choice and punitive early repayment charges (ERCs). Longer-term mortgages are in the spotlight following a report from the Bank of England (BoE) in January, which said intermediaries had “steered” homeowners towards short-term mortgages for most of the past decade.

I want to know how much cheaper it is to use an electric blanket than it is to turn my central heating on, please. I have an electric throw, which is like a blanket with a heating element. When I switch it on and wrap it around me it's so cosy I don't need to put the central heating on. Out of interest, how much cheaper will my energy bills be if I just use my blanket and not switch on my heating? I will supply details of both my throw and boiler.
