In a scenario like this, it’s fair to wonder if the victim or their family could recover restitution against the facility operator, even if the perpetrator was completely unknown and not connected to the business.

One of the most unique elements to running a self-storage operation is the lien sale, a legal remedy for when a tenant fails to pay rent. Compared to the processes involved in other real estate businesses, this is unusual. As a self-storage operator, you can use this self-help process to remove a delinquent tenant’s stored goods from your property simply by sending them a notice or notices (depending on the state) and posting a public advertisement of sale (not required in all states).

I have to start out by saying….I love dogs! I can’t remember a time in my life that I didn’t have a dog and I understand the beauty and companionship that dog owners feel about their pets. So, I can understand when facility managers bring their pets to work, either for company during the long days working at a facility where it seems like a ghost-town or for security, where tenants or visitors are regularly behaving badly and the manager needs to feel protected. There is no perfect answer.

Much has been discussed recently about the growth of technology to manage the shift towards “unmanned” facilities or “contactless” self-storage. Certainly, operators are heavily invested in offering their customers a safe and secure experience while using their facility, whether any site employees are present or not. To offset the absence of “live” managers at the site, operators are adding enhanced security systems for access, additional lighting, and more cameras.
