COMMENT Things are looking up for the central London office investment market, with investment volumes having rebounded significantly in the first quarter of this year. In fact, it was the strongest start to the year since 2022. The larger-end of the market, typically reliant on debt-backed investors, has been particularly negatively impacted in recent years.

The most obvious is when we buy a home for R1m at, say, an 11% interest rate over 20 years. The monthly repayment is R10,322 and we focus on the R1m price and the monthly instalment. But over those 20 years we actually pay almost R2.5m. And this ignores the transfer costs upfront and agent fees when selling, insurance, maintenance and general upkeep. In short, your R1m home needs to sell for more than R2.5m for you to break even. And you’d probably lose money because of inflation.

YOUR MONEY The most important number to keep an eye on right now is not the gold price, global indices or even Brent. It is the 10-year US Treasury yield, which, as I write, is at 4.531%. Importantly, this is the secondary market, so this is not the rate that the US Treasury is directly paying on its 10-year debt; this is buyers and sellers in the open market pushing the yield higher.
