There seems to be an insatiable appetite to discuss housing in Ireland, with small issues often given disproportionate prominence. The latest sideshow is about the elderly downsizing. It is true that Irish homes are among the most underoccupied in Europe, but even if this changed overnight and occupancy became more like the rest of the rich world, it would not change the main problem: the yawning gap between the supply of homes and the scale of demand for them.

To see just how seriously businesses are taking the impact of US tariffs – those already introduced and those yet to come – look at the hard data on shipments of goods to America. In the first two months of the year, Irish exports to the US went through the roof. They soared to the highest monthly levels on record, as the first chart below shows. In February alone, there was a three-fold increase in exports from the same month in 2024.
