Berlin Interests has broken into the prestigious Preston Hollow neighborhood with a retail purchase. The Dallas-based firm that specializes in land plays bought the shopping center at 11810 Preston Road, according to a news release. The seller is a partnership controlled by the Dewberry Family, which has owned the property since 1999. Younger Partners’ Luke Nolan set up the deal.

For his next act, Bank OZK’s former vice chairman Dan Thomas is returning to his roots. Before his career in banking, Thomas started out as a real estate developer and investor. Now he’s launching Forest Way Capital after securing $200 million in initial commitments for the investment platform. Los Angeles-based George Smith Partners facilitated the capital raise. Thomas is starting out with a clean slate. His family office sold all of its real estate assets as of 2022 and is completely liquid.

Canyon Creek Real Estate picked up a Houston office campus, showing the enduring attractiveness of Class A products in the struggling office market. The Fort Worth-based firm purchased Westchase Park I & II, at 3600 and 3700 West Sam Houston Parkway South, according to a release from Stream Realty. Deed records show the seller is New York-based Clarion Partners. Lender One William Street provided a $41.9 million mortgage for the purchase. The debt works out to $72 per square foot.

The industry maxim “survive until ’25” is proving to be a pipedream as foreclosures ravage commercial real estate in Texas. More than half a billion dollars worth of commercial real estate loans in Texas are headed to foreclosure auction on June 3, according to Roddy’s Foreclosure Listing Service. Most are multifamily loans issued between 2021 and 2023, when investors swept through Texas picking up value-add apartments complexes with plans to revamp and sell them for a profit.

It was a good year to sell multimillion dollar houses in Dallas-Fort Worth. High interest rates may have put a damper on some of the Metroplex’s housing market activity, but that’s not the story for cash buyers. For Dallas luxury brokerage Allie Beth Allman & Associates, 2024 was the second-best year in the brokerage’s history, behind the bonanza that was 2021. Allie Beth came in fourth in The Real Deal’s ranking of Dallas-Fort Worth’s top brokerages, using data from April 2024 to April 2025.
