    Shaya Prager’s Minneapolis-area office campus was hit with a fourth foreclosure lawsuit. Iowa-based MidWestOne Bank alleges Prager defaulted on two mortgages totalling $36.8 million, court records show. The loans are tied to the ground lease at 8300 Norman Center Drive, a 13-story office building also known as 8300 Tower. The building is in the five-building Normandale Lake Office Park, which Prager purchased for $366 million in 2022.

    Law enforcement tech firm LeadsOnline has outgrown its Plano headquarters after gobbling up three other firms in the last two years. The company, which was founded in Plano in 2000, signed a deal to almost double its office space at Legacy Town Center II, at 6900 Dallas Parkway, according to a news release. Savills’ Clay Vaughn and Jihane Boury brokered the deal.

    The uncertainty surrounding tariffs didn’t scare Bixby Capital Management out of its latest purchase. The Newport Beach-based investor recently picked up a 460,000-square-foot industrial portfolio with properties near Dallas and Nashville, CBRE said in a release. Bixby paid $84.25 million for the four buildings, which comes out to almost $182 per square foot. CBRE’s Brian Linnihan, Mike Ryan, Richard Henry and JP Cordeiro arranged the financing for the purchase.

    One street in Houston’s River Oaks attracted $23 million in home sales last month. Nan & Co.’s Nancy Almodovar handled the listings for 3996 and 4004 Inverness Drive, according to the Houston Association of Realtors. The 16,600-square-foot home at 3996 Inverness Drive was listed for just under $14 million, about $843 per square foot. It was on the market for 73 days.

    Atlantic Housing Foundation secured refinancing for three affordable housing properties in North Texas as the Trump administration pursues massive cuts to federal housing programs. The $55 million deal covers 622 units across three properties, according to a release from Greystone, which provided the financing. That works out to $88,400 per unit. Greystone’s Miryam Reinitz-Kops and Jon Morales arranged the financing.
