Dallas had its best first quarter since 2019, and much of that activity came from top-tier office properties in suburban submarkets like Far North Dallas and Las Colinas, according to JLL.

A built-to-rent community in Houston just landed refinancing as the multifamily product continues to surge in popularity in Texas. Developer Texas Group secured $13.9 million in fresh financing for Sandrock Gardens, a 69-unit single-family rental home community, according to a news release from Greystone, which put together the deal. The price comes to $201,000 per unit. Greystone’s Shaya Ackerman and Steven Treitel arranged the financing.

Some developers are going against the grain by putting shovels in the ground while real estate analysts are predicting the collapse of Austin’s multifamily market. Atlanta-based RangeWater Real Estate is partnering with Meridian Group subsidiary TMGRI on a 240-unit apartment complex in South Austin, about 15 miles from downtown. The joint venture purchased 7.94 acres at 11800 Menchaca Road, RangeWater said in the news release. It’s the partnership’s second deal.
