The 2025 Colorado General Assembly is taking another run at a shortage of affordable housing in the form of condominiums and other multi-unit, common-interest homeownership developments. The problem here continues to be that builders are staying away from these products because they are afraid of being sued by contingent-fee, construction-defects lawyers who prey on such projects.

Having a will is, of course, a good idea. If someone dies without a will, known as an “intestate death,” property that is not held in joint tenancy or subject to a beneficiary designation in a retirement plan, bank or brokerage account, beneficiary deed, designated beneficiary agreement, motor vehicle transfer declaration or insurance policy gets distributed based on rules established by the legislature and tucked away in the Colorado probate code.

However, it actually came from a New York judge named Gideon Tucker who, in 1866, included it in an opinion he wrote in a legal malpractice case. Also about this time each year, I scroll through the bills thus far introduced in the Colorado General Assembly.
