On Wednesday, President Trump announced a broad swath of tariffs in an attempt to raise revenue and balance the playing field for international trade. A base tariff of 10% on nearly any product imported from any country was accompanied by higher reciprocal tariffs at higher rates against nations that have been enacting trade policy unfavorable to U.S. manufacturing.

In the first month of 2025, the median asking rent across the 50 largest U.S. metropolitan areas picked up slightly to $1,703, from $1,695 in December 2024. But it remains down 0.2% from one year ago. This marks the 18th consecutive month in which rents have fallen year over year.

In December 2024, the median asking rent for all rental properties listed on Realtor.com in New York City was $3,382, an increase of 5.6% or $180 over December of 2023. Rents are showing strong growth in New York City while they’ve been falling year over year across the country for seventeen consecutive months.

In December 2024, the US median asking rent continued to decline month-over-month for the seventeenth consecutive month. The national median rent was $1,695 in December, down $8 (0.5%) from November 2024 and $18 (1.1%) from December 2023 across the 50 largest metropolitan areas in the country.
