    Medical research organisation LifeArc has agreed to pre-let the entirety of Kova KX, Native Land and AshbyCapital’s 70,000 sq ft life science development in London’s King’s Cross. Market sources have told Estates Gazette that the lease was signed on a 15-year term at over £100 per sq ft. The deal marks the largest life sciences letting in the UK in 2025, and the largest in London since 2022.

    Avison Young has signed a lease to become the first tenant at Capital & Centric’s Goods Yard neighbourhood in Stoke-on-Trent. The agency has taken 10,600 sq ft of workspace within the Pavilion building on a 10-year lease and will relocate its East Midlands team to the new base. The development comprises 174 homes and commercial spaces including bars, eateries, coffee shops and stores.

    Great Portland Estates (GPE) has sold Challenger House – also known as The Corner Hotel in Whitechapel, E1, along with an adjoining plot of undeveloped land for £42m. The buyer is Yoomata Aldgate Property, a joint venture between Euragone Investment Management and Mata Capital. The sale has been completed marginally ahead of book value. Challenger House extends to 74,000 sq ft and includes around 180 bedrooms, as well as a ground-floor restaurant and bar.
