Beantown was ranked No. 6 in Rentometer’s 2024 Single-Family Rentals Report, which analyzed rental trends across 857 cities, focusing on three-bedroom, single-family homes. The report offers insights into rent prices, growth trends and regional variations. Boston and Miami are the only large cities outside of California in the report’s top 10.

The median price of a single-family home in Massachusetts reached an all-time high last year, according to the Warren Group’s December market report. Year over year, the median single-family home price rose 7.9% to $615,000 from 2023’s $570,000. Last year, 42,019 single-family homes were sold in Massachusetts, an increase of 2.9% from 2023.

A project that will convert Boston’s West End Library into affordable housing is now under review by the Boston Planning & Development Agency. A letter of intent for the West End Library Redevelopment Project was submitted by developer Preservation of Affordable Housing and Caste Capital in August. Now, five months later, it’s one step closer to being a reality.

The pace of Boston home sales surged 17.5% year over year to 3,376 in December’s RE/MAX National Housing Report. Month over month, sales were up a more modest 1.7%. Home sales in the 52 metro areas surveyed by RE/MAX rose 13.3% year over year and 4.4% month over month. Nationally, the median-sales price was $427,000, up 6.2% year over year but down 0.6% month over month. The average close-to-list-price ratio was 98%, the same as December 2023 but down from 99% in November.

Nearly three-fourths of homeowners said they have at least one regret about their home purchase, according to a new survey from insurance provider Hippo. The survey, conducted in November, found 73% of homeowners expressed regrets about their home purchase. That percentage is an increase of 10% from the previous year’s survey.

December single-family home and condominium listings rose year over year in December, an indicator that buyer activity remained active over the holiday season. According to the Massachusetts Association of Realtors (MAR) December market report, new single-family home listings rose 11.9% from 2023, while new condo listings increased 21.2%. But while they grew year over year, December new listings fell from November, down 39% for single-family homes and by 29.7% for condominiums.
