KANSAS, Logan County. A mostly grass ranch totaling 1,100 acres sold at auction for $1.23 million. Average price per acre was $1,118. The property had a tenant paying $55-per-acre rent on the 42 cropland acres. Some 600 acres were enrolled in the CRP. The property included a water well, estimated at 10-plus gallons per minute, with a waterline in place to supply three tanks.

That is key to profitability in areas like ours, especially when we're talking about nonirrigated land in western North Dakota and into Montana." Looking ahead, Botsford believes a couple of things will determine where this land market goes moving into 2024. "Commodity prices are at the top of the list," he explained.
