Atlanta’s residential real estate market is “showing signs of rebalancing” after years of giving sellers a distinct advantage, Georgia MLS said in its monthly Housing Market Snapshot for April. Home sales slid 5.4% year over year to 5,011 transactions, while the median sales price inched up 1.2% to $410,000. On a monthly basis, sales were up 7.3%, while the median sales price was up 1.5%. By dollar volume, sales were down 2% annually but up 11.7% month over month, at $2.6 billion.

Texas homebuilder UnionMain Homes has started selling at its second Atlanta-area community, Echo Park in Suwanee. The development will offer condominiums and townhomes priced from $422,000. Community amenities will include a playground, greenspace, paved walking paths and “nearby pool access,” UnionMain said. The developer is already selling single-family homes at Maddox Landing in Hoschton.

New-home sales jumped in March and surpassed consensus expectations, despite high interest rates and other headwinds. Specifically, new-home sales rose 7.4% month over month to a seasonally adjusted annual rate of 724,000 residences, compared to 674,000 homes in February, according to the U.S. Census Bureau and the U.S. Department of Housing and Urban Development. The consensus estimate was for an annual rate of 680,000 transactions.

Housing starts plunged in March, coming in well below an already low consensus estimate. Overall new-home construction, which includes single-family and multifamily units, fell 11.4% from February’s downwardly revised measurement to a seasonally adjusted annual rate of 1,324,000 units, the U.S. Census Bureau and the U.S. Department of Housing and Urban Development said. Year over year, the rate was up 1.9%. The consensus estimate was for an annual rate of 1,410,000 units.
