The project occupies the site of the former National Temperance Hospital – one of several empty plots in the Euston area to be transformed by HS2 into a meanwhile garden for public use, following the pause of the UK’s huge infrastructure project. It is the only one in the series to be co-designed with a local youth group, as well as the community that will use it. The Euston station leg of HS2 is currently on hold.

The practice, which has worked on several projects for The Crown Estate since participating In the AJ’s Office for the Future competition In 2016, aimed to transform its existing commercial property through the creation of ‘flexible and healthy’ office spaces to support greater collaboration between occupants. This thinking was applied to 12 Little Portland Street, a Grade II-listed office building dating from the 1920s, close to Oxford Circus and Broadcasting House.

The scheme includes a freestanding flexible studio and workshop space for an artist/set designer and specialist picture framer, as well as an extension to the existing mill. Located in the setting of settling ponds and the River Test’s Mill Run, the project is a low-energy refurbishment which aims to preserve the charm of the heritage property while futureproofing it.

His practice Poulson Architecture relied on Paragraph 79 of the National Planning Policy Framework – the clause that allows new-build homes to be constructed in open countryside under special circumstances. It is understood that the four-bedroom house was the first Paragraph 79 project to be approved by South Cambridgeshire District Council’s planning committee, in May 2021. Poulson – a former chief executive of YRM – is also the client.
