The existing 1970s office building, in London’s Soho, required significant remodelling, having previously been identified as having a negative impact on the character of the local conservation area. Barr Gazetas’ main intervention was to carefully replace the building’s main street façade, giving it a new aesthetic that would blend in with other large buildings nearby that have also been retrofitted over the years. The façade features a granite base and limestone cladding.

The 1,234-home Neo-Georgian Dolphin Square was constructed in 1937, originally designed by Stanley Gordon Jeeves and envisaged as a self-contained residential utopia. The estate, set on a 3ha site along Grosvenor Road, featured landscaped gardens, retail and leisure spaces and a swimming pool, making it unique for central London. Over time, it became known as home to actors, royalty and politicians. Its private rental flats are spread across 13 ‘houses’ named after maritime navigators.

The Apex is the first of five buildings for developer Reef Group on the Tribeca development, part of London’s ‘Knowledge Quarter’ and biotech cluster, providing 10,450m2 of office and laboratory space across six floors. Located on the site of a former Royal Mail sorting office, over 4,800m2 of the building will be occupied by the world-famous Francis Crick Institute, while The London BioScience Innovation Centre is taking 35 per cent of the space.

Taking the clients’ south Asian heritage as a starting point, the Victorian house has been altered to create a three-storey gallery at its centre and a new rear extension with a green roof. Around this, all the shared living spaces have been arranged.
