Completed last year, the ferry terminal has been designed to handle 600,000 passengers a year travelling between Liverpool and the Isle of Man capital, Douglas. It is the first time the Isle of Man government has invested in a land purchase outside the island, allowing it to have full control of sea links to the UK. The brief called for a simple, pavilion-style building on the 1800s Prince’s Half Tide Docks, which would mark the start of a passenger’s journey to the island.

The Modernist townhouse is part of a cluster of nine properties, including five homes originally designed by South African architect Ted Levy, Benjamin & Partners in the late 1960s. Externally, each of the existing houses is uniformly designed with subtle references to Cape Town’s coastal developments of the 50s and 60s. Since the 60s, their interiors have been sporadically renovated with most of them stripped of their Modernist character.

Manchester-based Joe&Co has revamped the former textile mill building, upgrading its environmental performance while reimagining its spatial configuration to support food production, learning and community activity. The scheme, developed through participatory workshops with all stakeholders, reflects the bakery’s ethos of shared ownership and community engagement through its co-design. Local materials, labour and suppliers were prioritised throughout.

‘It’s important to point out that, when we were working on this back in 2014, we looked at London mansion blocks for inspiration,’ says Prisca Thielmann, associate director at Maccreanor Lavington, as we discuss the practice’s recently completed Macfarlane Place scheme: 142 affordable homes provided across two large brick buildings at the Television Centre (TVC) redevelopment in west London.

Material Cultures, OEB Architects, and WonKy were named as joint winners of the AJ’s ‘best in low-cost design’ project prize out of 30 shortlisted schemes on the award's 30th anniversary. The trio of schemes were considered the best in class among the 30 projects costing up to £399,000, with judges recognising the seperate strengths of all three winning schemes in terms of environmental sustainability, social purpose and and materiality.
