Trends seem to change every 7-10 years. Updates all depend on the quality you started with, the owners need and what the market is showing if it is for a sale. I don't often recommend an complete update to sell unless it is pertinent  I do recommend various things to get the house sold such as painting, replacing flooring, new countertops, etc. I look at the market and what the trend has been for the neighborhood. Also, doing a full gut job is usually an investor and for a flip not usually a resale.

Every year I buy a mileage log book from Staples and record there. I keep it in my car. I just record the business miles and medical (if any) and subtract 01/01/xx from 12/31/xx of the year to get my toal miles, then subtract out business miles. My understanding is that the IRS catches people when audited the log is done using the same pen/pencil. Also, there is an app or 2) but I've never used that.

Here is the current inventory of condos for sale in the city of Brea California. As of today, there is only one condo for sale in Brea priced at $645,000 for a two-bedroom two-bathroom built in 1979. The price per square foot for this one is $591.74. To put that in perspective, the average price per square foot for a house in Brea right now is $581.90 which is 1.66% lower than the price of condominiums per square foot.
