Our AZ SPDS requires seller to disclose if there has been water damage. Also required in our RPC is an insurance claims history. There are instructions to buyer to obtain insurance asap for themselves and not rely on seller's prior insurability. My folks bought a house here, and had a huge cluster during the transaction bc their house in CA had TWO WATER CLAIMS in 3 years. That made getting insurance SO COST PROHIBITIVE . . . their insurance company simply raised their rates.

I am not a Father nor do I identify as one. I will be saying goodbye to "dry June" and enjoying a meal at a local Mexican Restaurant with my friend, who is also not a Dad or father and does not identify as such. There may be a Margarita involved as we salute our Fathers in Heaven.

I wasn't the best at keeping my website fresh Andrew Mooers | 207.532.6573 but my website was more for telling potential clients who I was and not how the market is. I wanted my site to sell me, not properties. As far as the MLS it was only as fresh as the agents who placed the listing info into it. Some agents would let it sit as first entered until it sold even if it was that way for 6+ months.

Two reasons come to mind:1) To make that phone ring. 2) Because the price can change and you don't want outdated info out there. With regards to #1, when I did it a few years ago, I actually had people call/text/email asking about it! Despite what common sense and Thomas J. Nelson, REALTOR ® e-Pro CRS RCS-D Vets says, some still would rather click on the "contact me" link or the "more info" link that takes them to my website.
