An office building on Brookfield's Executive Drive has been sold at a sheriff's auction − the third such foreclosure sale over the past year. The three-story, 57,000-square-foot Executive Center V building, 300 N. Executive Drive, was sold for $4.8 million to its lender, a Wells Fargo Bank affiliate, according to public records. The deed was posted on June 25 by the Wisconsin Department of Revenue.

Milwaukee's Gas Light Building was sold in foreclosure to its lender, Rialto Capital Advisors, for $4 million. Local developer Kendall Breunig is interested in converting the 20-story Art Deco office tower into apartments. Breunig's offer to buy the building at the confirmation hearing was rejected as untimely. The Gas Light Building, assessed at $17.4 million (disputed by the building operator), currently has a low occupancy rate of 37.5%.

A downtown Milwaukee office building is again being targeted for an apartment conversion − a plan similar to one that failed to proceed a couple years ago. The 10-story, 30,800-square-foot building, 225 E. Mason St., is to redeveloped into 33 luxury apartments under preliminary plans filed with the Department of Neighborhood Services. The building was sold in October to MAQ Sentinel LLC, an affiliate of Margate, Florida-based real estate investor MAQ Group Inc.

Milwaukee homeowners could more easily build extra housing units under the new proposal. The accessory dwelling units are often built in backyards of existing houses. ADUs created within existing houses, perhaps using a basement or attic, would need special city approval. That special approval requirement is sparking a debate among Common Council members.
