Downtown Columbus is home to 12,500 people, up from 12,000 a year ago, according to the latest count by the The Capital Crossroads & Discovery District Special Improvement Districts (SID). The group’s annual report, released earlier this week, also showed that the total number of people employed Downtown was up, from a little over 88,000 to 92,327.

The transformation of a 27-acre, outerbelt-adjacent office park into a mixed-use development continues in Hilliard, with the first apartments scheduled to open later this summer. Soon after, the renovation of the original office building should be complete, allowing Kenneth’s Hair Salons and Day Spas to move into the space.

The residential portion of the second phase of the Gravity development in Franklinton has changed hands. Columbus-based Coastal Ridge Real Estate is now managing the property, according to a letter sent to tenants on April 24 and shared with Columbus Underground. The letter provided contact information and a link for rental payments, and stated that the change in management would have no impact on the lease or deposits of current tenants.

Leasing is set to start in May for the Pembroke Apartments, located at 195 E. Broad St. The new 15-story development holds 164 apartments over a 278-space parking garage. The ground floor is home to a lobby and additional space that will eventually be filled with a commercial tenant. The new building will share amenities with Preston Centre, the former PNC Tower that was renovated to hold a mix of offices, apartments and restaurant space.

The one-acre parcel at 195 N. Grant Ave. that holds a vacant office building will likely be redeveloped, but don’t expect plans for the site to be released anytime soon. The Columbus Metropolitan Housing Authority (CMHA) purchased the property last month for $4 million. “That was an opportunity for us to acquire additional land Downtown,” said Scott Scharlach, CMHA’s Chief Operating Officer.
