The owner of the Crowne Plaza hotel in downtown Dallas–which made headlines last summer for evicting dozens of people in town for a gay circuit party–has  filed for bankruptcy. California-based TOG Hotel Properties, owned by Terry Tognazzini, filed for Chapter 11 bankruptcy in the Northern District of Texas on Feb. 20, according to court records. The company has less than 50 creditors and its debts are estimated to be between $10 million and $50 million, the filing said.

A new record has been set in Encino with the listing of a nearly $40 million estate as some agents see more interest in the San Fernando Valley neighborhood from Westside residents. No other Encino listing on the market has an asking price that comes close to the nearly 20,000-square-foot compound at 16187 Royal Oak Road, based on Zillow records. Newport Beach-based firm JH Real Estate Partners bought Village Walk Center, a 133,000-square-foot mall in Pico Rivera, for $37.5 million, The Real Deal has learned. The deal for the property, with the addresses of 8500, 8540, 8580 Whittier Boulevard and 5005 Paramount Boulevard, closed on Feb. 10, according to a deed filed in Los Angeles County. More than half of the mall, at around 69,200 square feet, is leased to a 14-screen Cinepolis cinema.

RECP Sydell Wilshire — a Delaware shell company tied to the billionaire investor — defaulted on a $100 million loan backed by the 384-key hotel at 3515 Wilshire Boulevard last month after it failed to make its Jan. 6 operating shortfall reserve payment, according to property records filed in Los Angeles County.
