    I've never had a buyer even think about going into the attic and I suspect most sellers would not be comfortable with a random person going up there when it is easy to step in the wrong place and step/fall through the roof. It is not something I would allow or encourage as my insurance would not cover it the damage to the house or the person.  Anything that is viewable from ground level is looked at.

    Greed, impatience and a lackadaisical attitude, if allowed to creep in, will slowly develop & then culminate where buyer, seller and (?) complain either in the now or within the statute of limitations resulting in lawsuit potentials. Dual agency is very personal and if not handled correctly, result in the opposite of normal results i,e. the players are unhappy

    Thoughts:Occam's Razor. LOLI was taught in radio to speak as if your audience has a 5th grade education. In publishing, short simple sentences using the fewest words to make a point, to reach the masses. In communications? Same! Be explicit and KISS. If you can see you're dealing with someone who 'words mean a lot to in terms of demonstrating their intelligence' . . . The SAME DAMN THING. Except with a smile and maybe a physical touch, if appropriate. It's hardly ever about words . . . is it?

    I think the difference between the two has been explained by others here. On a cash purchase, there is no lender, so no lender's insurance. A buyer could forego owner's converge in this case but I would strongly advise against doing so. By the way, in our area, the title company and escrow company are one and provide both functions.
