Yes, though prior to 2022 - I never did as they were out of fashion quickly until, as you stated, The Pandemic. They have become very common and relevant again...what a twist! I use them frequently. Here's a sample of an older one I made in 2022.

Greed, impatience and a lackadaisical attitude, if allowed to creep in, will slowly develop & then culminate where buyer, seller and (?) complain either in the now or within the statute of limitations resulting in lawsuit potentials. Dual agency is very personal and if not handled correctly, result in the opposite of normal results i,e. the players are unhappy

No favorites. I list ALL the local bankers and options, phone numbers, who the branch manager is. Local matters more than ever and these lenders have sticks ad bricks in the area economy. Not using nation's largest or gaining any kick back other than good quality fast local banks that are like David vs Goliath for speed. Win win win to use local lenders. Promote them all John Meussner.

I usually don't think about what I don't like about RE until something I don't like happens. Then I move on. I'd have to say agents aren't prepared once they get their license. I think agents should have to go through an apprenticeship like appraisers and home inspectors do in our area. Perhaps they'd participate in X number of transactions with another agent before they're let loose.

The question about 'origination fees' had a lot of responses about lenders, LOs, etc, getting paid. But the reality is that in Q2 of 2023, lenders lost, on average, $534 for every loan they closed.
