The industrial vacancy rate in the Twin Cities market dropped to 4.3% as of the end of the first quarter. It’s yet another sign that the Minneapolis-St. Paul industrial market remains strong. In its first quarter Twin Cities industrial market report, JLL said that the Minneapolis-St. Paul area saw several large industrial leases in the first three months of the year.

It’s easy to see the negatives when looking at the most recent downtown Chicago office report released this week from JLL. After all, JLL reports that the downtown Chicago office market closed the first quarter of the year with negative 86,906 square feet of net absorption, yet another three-month period during which the CBD saw negative absorption. But there is also hope in JLL’s report, though that requires a closer look at the numbers. Where is that hope? It requires a longer-term view.

In what has become a long-term trend, cap rates in the single-tenant net-lease sector continued to rise in the first three months of the year, marking the 12th consecutive quarter in which cap rates increased for this key commercial sector. That’s one of the big takeaways from the first quarter Net Lease Market Report released April 7 by The Boulder Group.

The Southern Indiana community of Bloomfield is poised to become a hub for defense, aerospace and advanced manufacturing thanks to a major project by ACMI Properties. Construction is set to begin on the National Security Industrial Hub in the second half of 2025 in Bloomfield, Indiana. The 1,100-acre site is positioned near the Naval Surface Warfare Center – Crane Division, the world’s third-largest naval installation.
