In the You Can't Make This Stuff Up Catagory:You've most likely heard, BUT in case you haven't... The animal rights group, known as, PETA, once again, has a problem with the folks from Goobler's Knob, PA. They say Punxsutawney Phil, the famous weather-predicting groundhog, is being exploited! I'm not kidding you, thus, I'm sharing the story with you, penned by Kendaa Tietz. See below PETA is proposing a "weather reveal" cake in place of groundhogPunxsutawney Phil on Groundhog Day this year.

There was a question posed in our AR forum Q&A section about 15-minute cities by Wanda Kubat-Nerdin - Wanda Can! whom I thank for piquing my curiosity. I had heard about Smart Cities and thought 15-Minute Cities were the same. I did some research and found out each is different. Smart cities are based around technology while 15-minute Cities are designed for all your needs to be within 15 minutes of you.

So, you're thinking of selling your home in 2025. What are you going to do to prepare it? Should I paint, do a major/minor remodel, or do nothing? Whatever you do, Start Early. By starting early you'll give yourself plenty of time to get the house market ready. In my opinion, the first thing you'll want to place on your to-do list is, to contact your local Realtor® and decide who'll want to partner with. Then discuss the steps for preparing your home for your market.

We are approaching the Christmas Holiday rapidly. Suddenly I sense the urgency to get the Christmas cards our and do some shopping BUT the days are filling up with holiday events and there are only 20 days left before the actual Holiday celebration. The Town Christmas Tree and Menora lighting is coming up this weekend. That's a fun event with the Fire Department Sants Tour making a stop there, Pizza and hot chocolate is served free of charge.

Americans view homeownership as an integral component of the American Dream. Many have a sense that they are being left out because of the rise in prices and interest rates. Many first-time buyers are unaware of existing Down Payment Assistance Programs for which they may qualify. So how do you find out about these programs? Talk to your local professional Realtor® and your lender. They will be aware of all the down payment assistance you may qualify for.

It's happening! I'm seeing more frequent price adjustments, days on market are growing, and housing inventory is growing. What does that mean for you, the Buyer? See below... There are more homes on the market right now than there have been in years – and that could be a game changer for you if you’re ready to buy. Let’s look at two reasons why.
