Gateway Jax continues to build up and build-out its Pearl Square project Downtown. The city is reviewing a permit application for Avant Construction Group of Jacksonville to work on retail shell space on the ground floor of the five-story Pearl Street parking garage at an estimated project cost of $10.52 million. Also recognized as the lighthouse garage, the property is Block N5 at 721 N. Pearl St., bounded clockwise by Union, Julia, Beaver and Pearl streets.

Jacksonville Jaguars owner Shad Khan’s One Shipyards Place office building Downtown landed a permit for a fitness center at a project cost of almost $1.51 million. Auld & White Constructors LLC of Jacksonville will build-out the commercial gym in a shell space on the first floor of the six-story building that is under construction at 1 Shipyards Place on the Northbank of the St. Johns River near EverBank Stadium. Kasper architects + associates of Jacksonville is the architect.

Costco Wholesale Corp. shoppers not only are anticipating gas pumps at the Town Center membership club. They also will see an upgrade to one their most popular purchases. A food court refresh. Costco wants to improve its food court and that includes removal and replacement of the well-used pizza oven.
Ann Taylor remodeling lands city permit at St. Johns Town Center

Ann Taylor is renovating its St. Johns Town Center women’s clothing store at a project cost of $401,246. Management Resource Systems Inc. of High Point, North Carolina, is the contractor for the interior renovation of the 3,990-square-foot store at 4711 River City Drive, Unit 103. JLL Architecture LLC of Phoenix is the architect. The renovation includes the interior of the store and adding a new awning. There also will be new signage.

Southeastern Grocers LLC is restructuring, reducing staff and reviewing its need for space at its leased Prominence Office Park headquarters building as it adjusts with the ownership of the 170 stores it bought from Aldi U.S.The Jacksonville-based supermarket chain sold about 400 Winn-Dixie and Harveys Supermarket stores to discount grocer Aldi U.S. in March 2024 and in February 2025 bought back 170. Germany-based Aldi bases Aldi U.S. in Batavia, Illinois.
Third Jacksonville International Airport parking garage taking off

The city issued a permit April 14 for contractor Balfour Beatty Construction LLC to build the third Jacksonville International Airport parking garage at a project cost of $92 million. The six-level reinforced concrete parking garage will add 2,000 spaces next to the existing six-level daily parking structure at the airport. It is south of hourly-parking and daily-parking garages. Costco seeks rezoning to add fuel station at Town Center area store

Now 25 years after it opened, Costco Wholesale Corp. wants to rezone its St. Johns Town Center area property to add a members-only gas station in a corner of the parking lot. Rezoning Ordinance 2025-0249 is scheduled for public hearings May 5 at the Jacksonville Planning Commission, May 13 at City Council and May 20 at the Council Land Use & Zoning Committee. Costco owns its 13.91-acre site at 4901 Gate Parkway north of Butler Boulevard.
Atwell Suites explored near Jacksonville International Airport

Atwell Suites & Conference Center, a brand of IHG Hotels & Resorts, is exploring a site next to Microtel Inn & Suites near Jacksonville International Airport in North Jacksonville. Alliant Engineering Inc. of Jacksonville is the applicant for the project, described as a 63,000-square-foot, 109-suite hotel and a separate 9,675-square-foot conference center on 3.16 acres. City utility JEA is reviewing a service availability request for the project.
