A Miami-based firm known for its luxury residential portfolio shelled out nearly $240 million for a two-building, 350-unit apartment complex in Santa Ana’s South Coast Metro area, making it among the largest Orange County apartment transactions within the first 100 days of the year. Crescent Heights picked up the 350-unit Skyline at MacArthur Place, an upscale, two-tower Santa Ana apartment complex that has served as OC’s tallest residential project since 2008, in the deal that closed April 2.

The Irvine Company is expanding its residential footprint as Orange County’s largest apartment owner plans to build more than 1,300 units on 19.4 acres at Tustin Legacy. The city of Tustin recently entered into an agreement with the Irvine Co. to develop the land. The Newport Beach-based real estate firm would pay the city nearly $52 million for the property, or $2.7 million an acre, through its subsidiary, Tustin Legacy Acquisition LLC, city filings indicate.

As the Los Angeles Angels again start this spring full of hope, it’s looking to regain its glory as one of Major League Baseball’s top teams, not just in victories but also in attendance. Fans have been noticeably absent in recent seasons, with about 2.6 million last year, nearly a 1 million drop compared to 2005 and 2006. The Angels ranked third in overall fan attendance in 2004, trailing only the New York Yankees and Los Angeles Dodgers that season – Arte Moreno’s second as team owner.

A local office building spanning more than 92,000 square feet could be torn down and converted into a housing development. The building on 12.4 acres just south of the Joint Forces Training Base Los Alamitos was bought by national homebuilder Lennar Corp. for $65.2 million last month, according to CoStar data. Lennar bought the 92,302-square-foot property from Ladera Ranch-based MW Investment Group. Lennar’s exact plans for the property at 4665 Lampson Ave.

A portfolio of nine properties at Yorba Linda Town Center changed hands for nearly $56 million, one of the largest retail deals of the year. Newport Beach-based real estate developer Manouch Moshayedi told the Business Journal that his company bought the Yorba Linda retail center from Anaheim-based Zelman Development Co. in mid-March. Moshayedi’s Newport Beach-based Mx3 Ventures paid $55.7 million for the 119,684-square-foot retail and office center, or $465.55 per square feet.
