The Caterpillar dealership for Southeast Texas filed plans to construct a 185,000-square-foot building at 897 North Business 290 in Hempstead, a small town 40 miles northwest of Houston. Construction is expected to cost $30 million, or $162 per square foot, although estimates are preliminary and subject to change.

The Oregon-based developer is set to begin construction on the multifamily project, dubbed Saddle Creek Village, in July, according to a filing with the state. It will be located at 15960 Kuykendahl Road with an estimated price tag of $14 million, or $194,000 per unit.

Hillwood is planning major improvements for a massive Target distribution center. The Dallas-based development firm chaired by Ross Perot Jr. is set to spend $50 million on interior improvements for the 1.2 million distribution facility at 5805 South Sam Houston Parkway East, according to state filing records. The project will convert the distribution space into a “new function” to operate as a warehouse, the records state.

The upscale neighborhoods River Oaks and Hunters Creek Village dominated the list, with River Oaks comprising 80 percent of the listings. Brokerage firms Compass and Douglass Elliman represented a combined 70 percent of the most-expensive listings’ agents. No broker was more prolific than Compass’ star Houston player Laura Sweeney, who represented three of the top 10 sales.
