I don't know if I would use the sellers in the marketing, to be honest. I'd get the data from them of the highlights, neighborhood info, key items and incorporate that, but I'd probably go with a professional voice over artist. I used to do the narration, but I hate how I sound on videos, even after playing with my voice in Audacity. I used some text to speech software, but it was good but not great and quite obvious it was computer generated.

I used to send them monthly. I did get one piece of business from them, but that was a referral from my neighbor who forwarded them on but would have recommended me anyway. I did everything custom and had a very modest list. I did not like coming up with the monthly articles, so I eventually went to bi-monthly, then quarterly, then stopped it all together.

When I list a highly distressed home, I am not likely to produce a video. We know the target market for those properties and video will not help the online experience. I am not interested in a buyer contacting me directly for the purpose of representation because generally speaking, I do not represent buyers on my listings.
