My guess was that they'd interfere in the election and they have. Nothing like a rate drop to boost a failing economy right before the incumbent is up for re-election. I'm expecting another one closer to election day. Gov. Newsom out here in Cali did the same thing. Had "tax refund" checks arrive magically two weeks before his recall election. $400 buys a lot of votes.

All my flyers, web pages, and mailers include full details. In the digital age, withholding information is impractical. As a fellow pragmatist, I believe in transparency—price is never hidden because you can easily find it online within seconds on syndication sites or the MLS. However, I intentionally withhold the full address from syndication sites. Unlike the secure MLS, these platforms lack certain safeguards. By doing this, I prioritize my seller's security and emphasize the value of the MLS.

When I list a highly distressed home, I am not likely to produce a video. We know the target market for those properties and video will not help the online experience. I am not interested in a buyer contacting me directly for the purpose of representation because generally speaking, I do not represent buyers on my listings.
