Bidding surpassed the €1.75m guide price to reach a figure of more than €2m and reflected the pent-up demand to own and operate a quality licensed premises in this area.

Selling agents Cohalan Downing have also recently gone sale-agreed on five other Aperee nursing homes. Two of the latest ones to come to the market at Charleville, Co Cork and Killaloe, Co Clare, are operated by Mowlam Healthcare, which is one of the largest nursing home operators in the country.

The vendor, Hibernia Property, is an Irish subsidiary of Brookfield, a leading global alternative asset manager. In 2015 Hibernia, then a Reit, acquired the six-storey office block for €51.3m. Located between Sir John Rogerson’s Quay and Hanover Quay in the South Docks area of Dublin 2, the building extends to about 59,000 sq ft. At the time that the Reit acquired Central Quay, it was 88pc let but since then it has been fully let and Hibernia also upgraded its energy efficiency to B3 BER.
McKeever Hotel Group adds Armagh hotel to its portfolio

The hotel has a significant conference business as it has the capacity to cater for up to 1,200 delegates, which was the largest conference capacity in Northern Ireland attached to a hotel. The deal will bring to seven the number of hotels owned by McKeever, all but one of which are in Northern Ireland – the exception being Dillons Hotel in the Cathedral Quarter on Letterkenny’s main street.

Following An Bord Pleanála approval, John Maxwell, chief executive officer of Lioncor, told the Irish Independent that work will get underway later this year once detail design has concluded. He expects to submit a planning application for a further 664 homes this month. Site works will be divided between two sites of 750 units each extending to a combined 186 acres at Kilbride on the north side of the town along the Avoca river and close to the Bridgewater Centre.

In addition, Marlet has added to its value by undertaking an asset management programme at all three locations. Selling agent Cushman & Wakefield points out the price represents a net initial yield of 6.95pc. That’s similar to the yield reflected in the Oaktree deal.
