A restored townhouse with an elaborate garden topped the signed deals in Brooklyn’s luxury market last week. In total, the borough netted 28 contracts — six condos, two co-ops and 20 townhouses — with a total volume of $89 million from June 9 to June 15, according to Compass’ weekly report of contracts for homes asking at least $2 million. The previous week saw 23 contracts signed for $70 million. There were 19 luxury contracts signed for $71 million during the same week last year.

Despite the buyer being associated with deception and intrigue, the new owner of a Manhattan triplex penthouse is no longer a mystery. Alexandra Clancy, widow of the late acclaimed novelist Tom Clancy, bought a $21.4 million penthouse at Elad Group’s 108 Leonard Street, known as Tribeca’s clock tower building, according to public records. Douglas Elliman’s Dora Abril, who represented Clancy, declined to comment.

The official listing site of the National Association of Realtors has weighed in on the private listings debate. Move CEO Damian Eales, who oversees listing website Realtor.com, came out in favor of NAR’s Clear Cooperation Policy, which requires listings to be uploaded to the multiple listing service within one day of being publicly marketed. NAR and Realtor.com are more intertwined than most other industry players.

Two Trees’ One Domino Square has upped the ante in the battle of the Williamsburg waterfront developments. The project sold its duplex penthouse for $7.745 million, according to sales director Aaron Goed. The deal, which is yet to close, marks the record for the neighborhood’s priciest sponsor sale and at $3,046 per square foot, the sale is also the neighborhood’s priciest per square foot for any residential sale by more than 12 percent.
