A Raleigh developer is planning another medical office building following success with other properties. Atlas Stark has filed site plans with the City of Raleigh for a medical office building inside the Beltline. The building would be adjacent to its recently opened MOB at the corner of Six Forks Road and Barrett Drive. The building will be 55,080 square feet with 210 parking spaces in a 4-level garage deck.

A Northwest Raleigh manufacturing building sold for double its assessed value in a sale-leaseback. Reddy Ice sold its Raleigh manufacturing center to W.P. Carey of New York for $10.986 million, according to Wake County deed records. The sale is for two buildings on two parcels with a combined assessed value of a little more than $5.2 million. The two companies signed a lease agreement for a term of 20 years with an option to renew for another nine years.

As office market headwinds continue, a Durham commercial real estate firm is putting iconic Atlanta tower up for sale — and one that is home to the town's National Basketball Association team. Shortly after putting University Tower in Durham up for sale, Dilweg has now listed the 101 Marietta St. tower located in downtown. The 36-story tower dates to the 1970s and is known the chevron silhouette. Since 2022, Dilweg has sold three office buildings and released four back to the lender.

Factors like Class B, suburban, aging and low occupancy affect valuations and negotiations. Add in the shaky office market and remote work, and it’s a recipe for low office building prices in transactions.

A north Raleigh mansion is up for sale with a big price tag. The CEO of a Raleigh hotel company has put his massive mansion on the market, to the tune of $6.5 million. Mark Laport, president and CEO of Concord Hospitality, is selling his North Raleigh home after owning it for 13 years. Coming in just under 18,000 square feet, the home has seven bedrooms and 12 bathrooms. The Georgian estate sits on a private cul-de-sac in The Barony gated community that is along Poole Lake.

More than 100 acres were sold in southeast Garner. More than a hundred acres in southeast Garner sold for a high price. NCTH Holdings LLC bought 127.98 acres for $36.475 million, according to Wake County deed records. The LLC has a principal address associated with Gregory Poole Equipment Co., the Eastern North Carolina Caterpillar (NYSE: CAT) dealer. The land is halfway between Garner and Clayton, south of Highway 70 and east of Interstate 40.

A Downtown Durham restaurant space has been sold in a bankruptcy auction. The space for Cuban restaurant Copa was sold for $825,000 in the January bankruptcy auction, according to Durham County deed records. The highest bidder was Michael Hinderliter with his 107 West Main LLC, which is under the umbrella of his Aspire Property Group. Positioned on 0.14 acres near the corner of West Main Street and Highway 15, the restaurant is on the ground floor of a 2-story building.
