Tariff talk, interest rates and multi-family foreclosures are weighing down commercial real estate sales. But it’s not all doom and gloom. Strong office and retail leasing are boosting select Manhattan building values creating a unicorn market for unique properties. In fact, Avison Young counted 84 sales transactions in Manhattan south of 96th Street valued at $5 million and up (retail sales above $1 million) in just the first quarter of the year.

Midtown’s best buildings are signed for. Now, even second- and third-rate offices are fast disappearing from the market, as 5.5 million square feet of workspace is converted for residential use. Is everything finally coming up roses for city stores? Maybe. Retail leasing velocity across the city is up 14%, year over year. That represents over 3.5 million square feet of new leases and renewals — and according to CBRE, the number of available storefronts on the main shopping streets has dropped. That’s good news for shoppers — but a tough break for stores that want the better locations. It’s a situation that parallels Manhattan’s divided office market, said Lee Block of Winick Realty Group.

Not since the 19th century have New Yorkers been so keen on clubs. Suddenly, everybody who is anybody has joined up with a schmoozy society outlet catering to seemingly every interest and income bracket — from Casa Cipriani for the social set, to the Leash Club for canine parents. Even the old guard along West 44th Street, aka Club Row, as well as other yesteryear organizations like the National Arts Club, Lotos Club and University Club, are attracting fresh faces anew.
