Radom Capital and Triten Real Estate Partners broke ground on The Swift BLDG, a redevelopment of the historic Swift & Co. Packing Plant buildings that were originally built in 1917 and 1953. The property is in the Houston Heights adjacent to M-K-T, a mixed-use district also developed by Radom and Triten. The Swift BLDG is a Houston Protected Landmark, and the development team is pursuing federal and state tax credits.

ACMI Properties announced that Griffin Partners will co-develop its 1.5M SF purpose-built commercial space innovation hub at NASA’s Exploration Park in the Clear Lake area. ACMI Properties, an industrial developer of aerospace and national security facilities, said its 207-acre development will support U.S. efforts to return to the moon, reach Mars and expand capabilities in orbit.

An Uptown Houston office building set for the foreclosure auction block at least seven times is being recapitalized and repositioned. The 25-story One Riverway was recapitalized by its ownership, an LLC controlled by Israeli real estate company Azrieli Group and Unilev Capital, according to a press release from Stream Realty Partners. Stream handles leasing for the 507K SF building at 777 S. Post Oak Lane, which had been in special servicing since the summer of 2023.

Dallas-based Urban Logistics Realty broke ground on the Brickyard, a 543K SF, three-building business park at 5020 Acorn St. in Northwest Houston. The speculative industrial project is a joint venture between Principal Asset Management and ULR. It is scheduled for completion in the second quarter of 2026. First United Bank & Trust provided construction financing.
