The locals say it's hard to describe adequately how vast The Villages is to someone who has never seen the development. The 55-and-over "active adult" haven of more than 70,000 homes about an hour northwest of Walt Disney World in Central Florida covers 90 square miles, stretching 35 miles north to south across three counties. And it's ever expanding. During a recent trolley tour of the property, the guide joked that The Villages will eventually reach Key West.

A developer who integrated luxury townhouses into a suburban, mixed-use destination outside Atlanta more than a decade ago plans to use that same formula for a project in a neighboring city. Mark Toro, principal of Toro Development Co., will build 133 brick townhouses at Medley, a 43-acre project under construction in Johns Creek, Georgia, the company said. Apartments, retail, restaurants, offices and a hotel also will be part of the mix at Medley, Toro Development said.

A 215,000-square-foot shopping center is filling a major void in a small Central Florida town by bringing new retail options and establishing a community anchor. Poinciana Lakes Plaza in Poinciana, southwest of Orlando, brought new retailers and outlets to local residents who had been seeking new shopping destinations. The center has earned a 2025 CoStar Impact Award for commercial development of the year for Orlando, as judged by real estate professionals familiar with the market.

A four-story, mixed-use office building is expected to help revitalize the once-blighted Builder's District in Omaha, Nebraska. The new office property at 1501 Mike Fahey St. has secured several significant tenants in a sign of growing demand for office and mixed-use spaces in the district.
