Phase 3 of the Baywood Greens Villas residential planned community in Long Neck received final approval for its site and and master plans during the March 19 meeting of the Sussex County Planning & Zoning Commission. The project is being developed by Baywood LLC, a Tunnell Company, which also developed the Baywood Greens community and golf course. The final plan has 514 apartments in 13 four-story buildings and is located on both sides of Long Neck Road near the Route 24 intersection.

Cluster subdivision Black Oak is slated to be built on New Road near Lewes with 127 single-family home lots on 77 acres. Amenities include a community recreation area with two pickleball courts, a pool, tot lot, clubhouse, outdoor fireplace and parking area. An existing kayak launch will be used for kayaks and paddleboards. All amenities must be completed on or before the issuance of the 65th building permit. The amenities plan was recently approved by the Sussex County Planning & Zoning Commission.

During its March 19 meeting, the Sussex County Planning & Zoning Commission heard plans for Belle Mead, a mixed-use apartment complex and retail center on a 30-acre parcel along Route 24 adjacent to Beacon Middle School near Lewes. The current use is an equestrian facility known as Love Creek Farm. At the request of Commissioner Gregory Scott Collins, the record was left open to receive requested comments from Cape Henlopen School District.

The Sussex County Planning & Zoning Commission granted the Kingstowne Flex Park a six-month extension during its March 19 meeting. The developer had requested a one-year extension, but the maximum allowed by the county is six months. The park is located on a 7-acre parcel at the intersection of Prettyman Road and Route 9 in Harbeson. The original conditional-use application for the business park for contractors and flexible space will expire May 10.

The long-going saga of the fate of Stillwater Harbor may be nearing its final chapter, as the Delaware Supreme Court is set to rule on the previous denials by Sussex County officials and Superior Court. The proposed 123 single-family home cluster subdivision on 57 acres along River Road near Oak Orchard ignited public outcry to deny the project for several reasons including flooding, drainage and potential negative impacts on the environment.
