After extensive renovations are completed, a 74-year-old oceanfront hospitality property in Montauk will be reborn as a reimagined luxury hotel. Dubbed Offshore Montauk, the 43-key hotel is a thorough overhaul of the former Sands Motel at 71 South Emerson Ave. The former 19,500-square-foot motel complex, comprised of four buildings on 1.16 acres, was purchased by Enduring Hospitality Group for $23.25 million in March 2024.
$84M development for global delivery giant advances in Inwood

A build-to-suit warehouse and distribution complex in Inwood has reached a milestone in its construction with the topping-off of its steel structure. The $84 million project from Oak Brook, Ill.-based CenterPoint Properties is transforming an 8.7-acre site at 65 Rason Road into a two-story, 129,485-square-foot facility for a global delivery giant.

3100 Veterans Memorial Highway, BohemiaHands Across Long Island (HALI) leased 5,110 square feet of office space at 3100 Veterans Memorial Highway in Bohemia. The nonprofit will use the new space as its administrative offices. HALI is based in Central Islip where it provides programs and services, including supported housing, homeless outreach, peer recovery and workforce development, physical wellness support and more. The lease in Bohemia frees up needed space at HALI’s headquarters.
LI brokerage and sales agent settle housing discrimination complaint

A Long Island residential real estate brokerage firm and one of its sales agents has settled a housing discrimination complaint with Long Island Housing Services (LIHS). Compass Greater NY LLC and Karen Elefante, an agent in its Rockville Centre office, agreed to pay $27,500 to LIHS, as well as adopt a non-discriminatory fair housing policy and participate in fair housing training as part of the settlement, according to an LIHS statement.
National environmental firm expands with Long Island acquisition

Spring housing market remains cool amid low supply and high prices

The Long Island housing market continues to flounder as home prices rise amid low inventory. There were 2,033 homes in Nassau and Suffolk counties contracted for sale last month, 16 more than the 2,017 Long Island homes contracted for sale in March 2024, according to statistics from an online real estate database. The numbers include single-family homes, condominiums and co-ops. The Suffolk numbers don’t reflect all sales on the East End.
Work begins on $40M affordable senior housing project

WellLife Network has begun construction on a $40 million affordable housing project in Medford. The three-story, 69,000-square-foot building will bring 67 apartments for renters age 55 and over to a 6.8-acre site at 3161 Horseblock Road. The project, called Medford Gardens, will be a mix of 10 studios and 56 one-bedroom apartments. Apartments at Medford Gardens will be available for households age 55 and older earning up to 60 percent of the area median income.

Nationwide Mortgage Bankers, Inc. has leased 28,552 square feet of office space at 1305 Walt Whitman Road in Melville. The three-story, 165,310-square-foot Class-A office building at 1305 Walt Whitman Road sits across from the Marriott Melville Long Island Hotel and is in close proximity to the Northern State Parkway and Long Island Expressway. The property is owned by the Feil Organization, which acquired it in 2015 for about $30 million.
Crest Group secures $24M loan for new townhome project

The Crest Group has landed a $24 million construction loan for its new 55-and-over rental development in Middle Island. The new community called The Villas at Oak Run will bring 74 two-bedroom townhomes to a 23.5-acre site at the northeast corner of Birchwood Park Drive and Middle Country Road. Basking Ridge, N.J.-based Black Bear Capital Partners (BBCP), a real estate financial advisory firm and subsidiary of Black Bear Asset Management (BBAM), arranged the financing.
Gurney’s Montauk Resort secures $235M in refinancing

The owners of Gurney’s Montauk Resort & Seawater Spa in Montauk have secured a $235 million refinancing. The loan was arranged by the JLL Capital Markets team, which represented the resort’s owners, BLDG Management Co., Inc. and Metrovest Equities, and secured through a joint venture of Smith Hill Capital and Bain Capital.
