During the last 7 years, I have read numerous vacant land listings ranging in price from a couple of thousand to tens of thousands of dollars and the listing agent has submitted one or three photos all of which are from the Assessor's department. Here in Golden Valley, AZ we have incredible views that are never shown when these types of "photos" are used. I understand if the parcel is landlocked, however those are very far and few between.

Oh, shrunk in the extreme. When I opened my office in 2005 I wanted us to service all of Mohave County, the 5th largest county in the country! 14k square miles! We worked all over the place and it was not practical . . . My niche is within a few miles of my home these days. For a long term client or regular, I'll break that and I have  2 listings an hour away that are easily serviced (land) but otherwise I'm happy to refer out that business if it comes in 'cold' . . .

Today, in advertising, marketing and pitching, since it is so expensive & competitive, one becomes aggressive thus attacking the attention span of the visitor. A home page or landing page should welcome, be inviting, be simple & say or do very little selling. Instead, a greeting & welcoming to the visitor extending a welcome mat. If they want to know more, they then click on your subject links like: WHY SELL NOW, WHY CHOOSE ME, WHAT TO EXPECT, FIDUCIARY, and all the rest. Keep it light & airy.

Our local MLS, WARDEX, this morning in its "Town Hall" meetings is discussing making directions optional. I understand if this was a smaller county with suburbs and cities how such a decision might and I add might make some sense. With Mohave County being the 5th largest county in the contiguous 48 states and with many roads not "cut-in," I find removing directions to be quite dangerous.
