Nearly $10 billion worth of standalone storefronts have changed hands over the past five and a half years in New York City. But the neighborhoods trading the most volume in this category of commercial property are likely not the ones you’d expect — except, perhaps, for the No. 1 spot. SoHo’s tony shopping district boasted the highest volume for retail building sales since the start of 2019, but most of the rest of the top 10 neighborhoods are in the outer boroughs.

Brooklyn has long held a reputation for being the city’s top market for office property outside of Manhattan. But recent data shows that Queens scored the most deal volume over the past two and a half years. Though the difference in total volume was small — just under $114 million — seven of the top 10 outer-borough office deals were in Queens. Hunters Point topped Downtown Brooklyn in both volume and deal count since the start of 2021.

Since the start of 2021, over $21 billion worth of office properties have changed hands across the city; 89 percent of that volume was in Manhattan.

Kings County reigns over the city’s industrial property market, booking nearly 84 percent of overall sales volume over the past two years, an analysis by TRD Data found. Five of the city’s top 10 industrial property sales for the period were in Brooklyn, including two mammoth deals which together accounted for 68 percent of the citywide volume.
