Two of Fulton Market’s most prominent players are listing five retail properties in the buzzy neighborhood. Fulton Market Companies’ Alex Najem and Fred Latsko are looking for a buyer for 1144 West Fulton Market, 1101 West Fulton Market, 112 North May, 220 North Aberdeen and 165 North Morgan Street. A parking lot at 351 North May is included in the offering as well.

Rialto is closing in on a three-building office portfolio in River North after troubled investor Ruben Espinoza failed to pay off a $9.6 million loan tied to the properties. When a March 20 maturity date came and went, Espinoza had an unpaid balance of $8.7 million and nearly $1 million in interest and late fees on the loan backed by the offices at 215, 221 and 223 West Ohio Street, Rialto’s legal filing states. Trouble for the loft-style office buildings had been brewing for some time.

A condo association recently cashed in on the demand in the suburban Chicago multifamily market by closing a long-deliberated deconversion sale. The condo board for the 132-unit Park Towne Condominiums sold 140 West Wood Street in Palatine for $18.5 million in recent weeks. Chicago-based QMR Partners bought the property. The deal comes out to $140,000 per unit.

Woodcrest Capital bought a distressed Lincolnshire office complex at a stunningly steep 95 percent discount last week. The $6.2 million sale of 4 Overlook Point, which equates to about $7 per-square-foot, a tiny fraction of the $148 million Phoenix-based Vereit paid for the complex in 2012, public records show. San Diego-based Realty Income later acquired the property in 2021 through a merger with Vereit.

Chicago’s suburban office market recorded its highest net absorption since the pandemic in the first quarter. New leases totaled 517,000 square feet after factoring out vacated leases, according to Colliers. The suburban market has lost more leased office space than it gained in 9 out of 12 quarters since the first quarter of 2022 A decline in sublease activity indicated a slowdown in companies shedding space.

I covered Mayor Turner during the COVID/George Floyd era. It was a remarkable time to be mayor, esp. while the city was still feeling the effects of Harvey. He was a force to be reckoned with and got elected to Congress while other local politicians lost popularity amid the chaos
