Every time. EVERY TIME. Every time the Fed cuts rates, mortgage ads fly from everyone's social media pages - "NOW IS THE TIME TO REFINANCE!!". The phones start ringing. "HELLO, I SAW THE FED CUT RATES, WHERE ARE RATES NOW!?". There is perhaps no more confusing moment for the general mortgage marketplace than when the Fed cuts rates. Naive (and inexperienced) loan officers offer up their oft-incorrect take, or their personal-gain position of "it means now's the time to refi!".

In Utah, property owners must deliver a notice to quit in 3-5 days, file an eviction lawsuit and then obtain a court order judge rules in the owner's favor. The po-po can then remove the trespassers. I'm all for simplifying like Florida, Katina!

I like getting the max letter and adjusting based upon our Offer. In my state, the buyer purchases property as-is and if a post-inspection repair request is presented to the sellers, they have every right to say no to any and all repairs. Therefore, sellers in my states don't think about ANYTHING but, the sales price! We have to remind sellers that if they have an older HVAC or roof, they may have to make or contribute to those repairs or replacements.

No favorites. I list ALL the local bankers and options, phone numbers, who the branch manager is. Local matters more than ever and these lenders have sticks ad bricks in the area economy. Not using nation's largest or gaining any kick back other than good quality fast local banks that are like David vs Goliath for speed. Win win win to use local lenders. Promote them all John Meussner.

Opting OutWhen talking with a client about doing a mortgage preapproval one of the first things we do in today's world is help the client "opt out" of spam to avoid getting their phones and inboxes blown up when their credit is run. For those that don't know, a "trigger lead" occurs when a hard credit inquiry (needed for a mortgage preapproval in many cases and always for mortgage underwriting) is made.

Absolutely 100%, John! As I teach agents when given the opportunity to work with newer (and some older) agents, YOU own a business. Act like a business owner/CEO. I can't imagine the CEO of say, Nordstrom, declaring it's okay not to have a business plan - with set goals. "Sure, let's fly by the seat of our pants this year!!" LOLAnd, forgot to tell you - this year's spotlight is education (for my sphere). I feel that this market dictates that. As well as the current state of our media.
