But on a macro-level, the answer has been “no” over the past 12 months with the exception of one lone ranger capital where properties earn $16,454 more annually than their owners. Latest Ray White Group property data shows Perth is currently the only place where houses earn more than people, despite house prices jumping from $871,671 to $918,296, between April 2024 and April 2025.

NewsFifteen Aussie lenders have cut variable rates since the start of April, in addition to the February cash rate cut, as mortgage competition ramps up ahead of next week’s RBA meeting. While it is hard to know exactly how future rate cuts will impact price increases, a model of the Australian housing market, drawn up by Centre for independent Studies chief economist Peter Tulip, forecasts that, for every 1 per cent cut, there will be a 6 per cent jump in prices in the first year.
